The rule that matters
Drywall that stayed wet does not recover. It loses strength, and the paper facing becomes food for mold. Paint and patch over it and you have hidden a problem that keeps growing. The right fix is always the same: cut it out, dry what is behind it, hang fresh board.
How we handle it
- Find the water. Roof leak, plumbing, condensation, groundwater — we identify the source. If it is still active, fix that first; we will tell you straight.
- Cut it out. We remove the damaged board well past the visible stain — water wicks further than it shows.
- Check behind it. Framing, insulation, and the back of neighboring board get inspected. Wet insulation comes out too.
- Dry it. Everything behind the wall must be dry before new board goes up. We verify, not guess.
- Rebuild. Fresh board — moisture-resistant where it makes sense — taped, finished, and textured to match.
Stains vs. damage: know the difference
A brown ring from a leak that was fixed years ago, on board that is solid and dry? That can be sealed and refinished — see ceiling repair. Board that is soft, crumbly, or still damp? That comes out. We check with a moisture meter on the visit, so it is a measurement, not an opinion.
Ceilings are the usual victim
Most water damage we see is on ceilings — bathrooms above, roof leaks, HVAC condensation. Sagging sections are a replacement, not a repair. Full detail at ceiling repair.
What it costs
