The signs, and what they mean
- Cracks along seams or corners. Usually normal settling. Fixable, routine — see fixing drywall cracks.
- Brown or yellow stains. Past water. If the board is solid and dry, cosmetic. If soft or damp, it comes out — see water damage repair.
- Nail pops. Small bumps in a regular pattern. Fasteners working loose — common in newer homes. Quick fix.
- Soft or spongy spots. Moisture got in. Needs opening up and checking, not just patching.
- Bubbling paint or texture. Moisture pushing from behind. Find the water first.
- Sagging ceiling sections. Replacement, not repair. Do not wait on these.
- Visible seams under paint. Bad original finishing. Skim and refinish fixes it.
- Holes and dents. Life. Patched and textured to match — gone in two visits.
- Musty smell near a wall. Possible mold behind the board. Open it up and look before it spreads.
- Texture peeling off. Bond failure, often moisture-related. Refinish after the cause is fixed.
