No. It is a starting point from your dimensions. The free on-site visit — where we see ceilings, texture, and condition — produces the real written price.
Does it include the ceiling?
No, walls only. Ceilings add roughly the room’s floor area in board. Mention it on the estimate visit.
Why is the range so wide?
Because finish level, texture, ceiling height, and job condition move the number a lot. The range is honest about what it does not know.
